The Graduate Hospital is a highly desired residential neighborhood just south of Center City. This area has been popular due to its proximity to Center City and University City.
The neighborhood is confined by the area north of Washington Avenue, south of South Street, west of Broad Street, and east of the Schuylkill River.
The region was originally used as farmland up until the 19th century, but the addition of the U.S Naval Asylum & Academy, the Schuylkill Arsenal, and the Philadelphia-Wilmington-Baltimore Railroad changed the landscape forever. The tight knit community was mostly made up of Irish-Catholic immigrants who worked at local factories and manufacturing opportunities that the railroad provided. The Philadelphia Polyclinic, located at 18th and Lombard was founded in 1882 and provided medical and surgical graduate training. The institution eventually united with the University of Pennsylvania’s Graduate Hospital in 1916, which would eventually become Penn Medicine at Rittenhouse. After World War II, the area saw a great decline of jobs and businesses began to fail, leaving the neighborhood in distress.
Revitalization of the neighborhood included the transformation of Naval Square, or “Devil’s Pocket”. The U.S Asylum Building, which formally housed retired sailors, was eventually converted in condominiums and an exclusive gated community was built around the building by developers, Toll Brothers. The rest of Graduate Hospital saw revitalization of its classic row homes and developers saw the opportunity to build contemporary housing between them.
